What Do the Q1 Numbers Say About Our Market?

These latest stats highlight just how crazy our real estate market is.

Today I have a quick market update and an announcement about a topic my team and I are very passionate about. First off, it’s been a crazy market in Austin and the Central Texas area in 2021. To show you what I mean, here are the final year-over-year stats from the first quarter:

  • Home prices increased 28.8%
  • Home sales increased 13.1%
  • The months of inventory dropped from 1.8 months to 0.4 months

According to Susan Horton, the president of the Austin Board of Realtors:

“The Austin/Round Rock MSA is one of the fastest-growing in the country. People want to live here, and job creators see opportunity (sic) to be successful here. Austin is investing in infrastructure, and businesses are working to harness this growth and opportunity, but with opportunity comes challenges. Our housing market is undergoing growing pains and creating a paradox—affordable from the outside looking in but increasingly unaffordable for those who already call Austin home. While more homes are selling than ever before, it’s more and more difficult to find one.”

Anyone looking to buy a home is feeling the pain she mentions. It’s not much of a pain if you’re looking to sell, though, because people are bidding up prices across the board. We’ve seen buyers miss out on a lot of deals, and we’re working on some unique ways to get people into the homes they need. Now to transition to the other topic I want to address: teachers. My team and I are passionate about our community, and teachers are a big part of that community. Part of what makes our city so special are the amazing teachers and schools. After 2020 forced many students online, teachers had to stay creative and adapt to all the changes.

Here at the Moats Team, we consider teachers our heroes. Teacher appreciation week is between May 3 and May 7, and to celebrate this week, we’ll highlight various teachers on our social media page and enter their names into a giveaway for a chance to win a dinner package on us.
